We could thank those TV design shows, style bloggers, or even Instagram (don’t forget to follow us!). However, the renewed interest is in part a need to break away from those clean, sterile lines and the grays, whites, and neutral colors people have been fond of for the past 2 decades. You can’t blame the Realtors for trying, though . A neutral “canvas” shows much better to potential home buyers than a shocking purple wall full of peacock feathers! Designers also believe millennial’s had a hand in this. Wallpaper can be a conversation piece, too, and many hotels and restaurants already use it in their bars and bathrooms. However, less is more when you’re getting ready to paste your walls. Designers suggest using it sparingly and purposefully, in one or two rooms. Or perhaps choosing a single accent wall. Easy Peasy

Thanks again to technology, wallpaper is now a low-maintenance option. And that is huge in today’s fast-paced world. Gone are the days of steaming, scraping, and stress. It’s even a viable option for Renters! There are several DIY options to choose from, including pre-pasted (just add water) and self-adhesive (peel and stick). Installing and removing paper is now easy and efficient. Just ask our very own Team Member, Katie Hofer. She and her fiancee Mike chose a gorgeous whimsical mural paper from anewall.com for their little ones nursery.  She said “it was done in about 2 hours total,” adding that she may be slightly obsessed now and thinking about other rooms that could use a little flair.

Our Top 4 Helpful Tips on Preparing Your Home For Sale

If you are thinking about selling your home in the near future (or if it’s just been listed) here are the JS Realty Team’s 4 Tips on Preparing Your Home For Sale! By implementing these 4 helpful suggestions, you can maximize top dollar from the Buyers out there! Because let’s face it, the better the house looks and “feels”, the sooner you will attract a Buyer who wants to make your home their own. The key words here is that they want to make it their own. So… where do you start?

#1 – DEPERSONALIZE YOUR HOME

preparing staging before afterWhat does it mean to “depersonalize” your home? It means making it look as neutral and clutter free as humanly possible. Start by removing any and all personal photography. We know you & your family look great and that picture above the mantel is AMAZING, but a potential Buyer does not really care how cute your kids are, and in fact, it may be a distraction. So go ahead and pack up ALL of your personal pictures. If you have a wall of family photos, that needs to come down too. Consider replacing the images with a large, neutral art piece. Another quicker, easier option is just patching the nail holes and repainting the wall.

Personal effects… if you have a large collection of something (say frogs, for instance) pick your favorite frog item to leave out and then – pack the rest. Trust us, the Buyers won’t be interested in them. And don’t forget to remove graduation or other certificates, awards, and trophies. Having those items displayed is not a bad thing, it’s just not the best way to quickly attract a great Buyer and optimize your potential for top dollar. This is why we ask you to remove these personal items when you’re preparing your home for sale.

#2 – HAVE A PAINTING PARTY

However, preparing your home for sale is the time to turn your home into a “blank canvas”. Take a quick peek at our previous blog about painting the home, it offers tips on where to start and what colors are best to use. Neutralizing your homes color is the next step in creating an experience for the Buyer. While they are viewing your home, we want them to imagine their couch, their rug, and their paintings in your home. The easiest way to start this experience for them is by depersonalizing the home and creating a neutral color scheme.

#3 – USE SOME ELBOW GREASE

jsrealty4u preparing staging home for saleThe single most important thing you can do is CLEAN! Then clean, clean, and clean again. Give your house a FULL cleaning – meaning top to bottom. Pay special attention to bathrooms, the kitchen and appliances, the pantry and the refrigerator – inside, underneath, and behind! Cleaning the windows of your home makes a remarkable difference, as well. And if you have screens on the windows, consider removing them and placing them in a safe spot. You would be surprised how bright your home looks with clean windows and no screens.

Don’t forget the floors! A good carpet cleaning goes a long way, too. If you have hardwood floors, consider waxing them. Once you have cleaned, it will be most important to do your best to keep it that way, since Buyers love a clean house. A dirty home is a distraction and immediately has the Buyer devaluing your home. Make sure it smells good, but try not use too many scents or candles. First impressions make a lasting impression! Don’t forget to tidy up the yard and feel free to give it a pop of color with a few seasonal flowers.

#4 – PATCH IT UP

jsrealty4u preparing staging home for saleWalk around the house and repair any of those little nagging items that have been bugging you – a loose toilet seat, the stopper in the bathroom that doesn’t shut, etc. And remember to check and make sure that every single light bulb in the house is working – even the one in the oven!

GETTING READY TO MOVE

Getting ready to move can be overwhelming to say the least! Earlier this week, we gave you a few tips on making Moving Day a little less stressful. Now we’ve got a checklist for you to help you stay on track! From cleaning, to packing, and everything in between, here’s what you need to remember when you’re getting ready to move:

CLEAN THE NEW HOME
JS Realty Cleaning CleanserOur #1 recommendation is to clean the home you are about to move in to. It is the only time that the home is vacant and ready for a full cleaning. Clean things like cabinets, drawers, corners of closets, window, lights, etc. Most homes are cleaned before you move in – but if not, make sure you take a couple hours to put the elbow grease in before you pile all of your things in the home.

PACK SOME ESSENTIALS
JS Realty Essentials MovingPack a box or bag of essentials that you will need the next few days after the move. Things to include: a few changes of clothes, kitchen utensils, towels, sheets, a can opener, electronic and phone chargers… anything you might need for a few days while everything else you own in still in a box! The last thing you want to do is dig through a dozen boxes to find these little essentials. Also, keep a folder handy that has your most important papers in it, so it is easily accessible in the event you needed to get to them quickly (this helps keeps them safe, too).

SORT AND SELL ITEMS

START PACKING
Pack one box at a time. Remember to designate an area or box/bag for trash, donations, any additional things you will be selling and things you are giving to JS Realty Box Label Movefamily or friends. Remember to label your boxes clearly. Packing and labeling them by room is a great start, and label boxes on their sides, as you will most likely be stacking them. It also helps to make a list of what is in each box if you are considering storing your boxes after moving.

TAKE PHOTOS

CHANGE YOUR ADDRESS
Change your address with everyone! There is nothing worse than ordering something great on Amazon and it getting sent to your old address. TO PAINT OR NOT?

To paint or not to paint? This is a very popular question – we get this question almost every time we meet with sellers. Get started by taking a look around to evaluate your home. You have one chance to make a first impression and it really needs to count. Our market offers lots of options for Buyers, and making your home appealing to most Buyers will give you the best advantage when it comes to JS Realty Welcome Matreviewing offers.

Let’s start outside the home first.  Take a quick look around and consider how the entrance to your home looks.  Ask yourself, “Is it going to make the Buyer feel welcome?” Besides sprucing up the yard, take a look at your mailbox, fencing, lamp post and entry door. Make sure each of them look their best, and if not, a fresh coat of paint will do the trick.  Remember: if you have an HOA, choose colors your HOA will allow.
