As of this morning, there are over 122,300 people needing a life-saving organ JS Realty UNOS Region Maptransplant in the United States. More than 10,000 of those candidates live in “Region 11” (UNOS designated region consisting of KY, TN, VA, NC, and SC). And 8,527 of them need a Kidney.

Mindy Colonna is one of them.

Mindy grew up in Williamsburg, VA, the childhood best friend of Sarah King Taylor. Mindy was the youngest of 4, and has 3 older brothers. She currently lives just outside Williamsburg with her husband Eddie and her son Cody. Mindy was only 19 when she first found out about her kidney disease. Her doctor put her on medication to help slow the process and for 20 years, it seemed to work.  In September of 2014, she started feeling sick and extremely fatigued all the time. After checking in with the doctor, they determined her kidneys were functioning at 70%, which was not cause for immediate concern. Unfortunately not much time passed before Mindy’s hands, feet, and legs began swelling and she discovered her kidney function had dropped down to only 15%.

Mindy’s husband, Eddie, volunteered to donate one of his kidneys. He got tested and found out he was a match! Unfortunately, the doctors discovered some of his arteries were in such close proximity to the kidney, that they could not perform the procedure safely. Mindy has been on the transplant list since June 2015. She is currently undergoing the second-half of the surgery needed to prepare her veins for dialysis. She will have to do dialysis 3 times a week, for 4 hours each time, until she receives a transplant.

America just celebrated her 239th birthday! The Flag, or “Old Glory” as she is often called, is the emblem of our country. She was displayed nation-wide on July 4th and was being waved all day by proud Americans. This code formalizes and unifies the traditional ways in which we give respect to the flag, and also contains specific instructions on how the flag is not to be used. According to the code, “The flag represents a living country and is itself considered a living thing.”

real estate market graph increaseIn the first quarter of 2015, things are looking pretty positive all the way around. Our most impressive number is the sold volume dollars, which is up by + 34.7%. The number of units sold is up by +34.26%. This tells us quickly that there was a larger selection of homes for Buyers to choose from, and they did in fact choose to buy – which pushed these percentages up. Interestingly enough, this did push days on the market up just a bit, as it rose 13.79%.  Days on the market increasing gives a slight lean towards a Buyers’ market, which is reflected somewhat in the average sold price per unit, which is down slightly -0.80%.

Interest rates remain at a historically low rate, keeping our market healthy. Congratulations! You are ready to settle on your new home. JS Realty has guided you through the entire home buying process and now it is time to complete the final steps. The last step in the process is to perform a final walk-through of the home you are buying – a very important step indeed!

JS Realty will coordinate with you – our Buyer – and the listing Agent a time to perform the final walk-through that works for both you and the Seller.

JS Realty Pencil Calendar Walk ScheduleNEW LENDING RULES that go into effect on August 1 state that no changes can be made to the settlement statement within 3-4 days before settlement. This is going to require us to perform 2 walk-throughs. The first walk-through will be performed one week before your settlement day to ensure all home inspection items have been remedied and all components of the home are in working order. On the day of settlement, or the night before, your JS Realty Agent will do another walk through the home to make sure nothing has changed with the condition of the home.

The following will be addressed during the initial walk through:

Condition – we will making sure the home is turned over in the same condition as it was when we decided to write an offer.

JS Realty Checklist Walk through Inspection ReportWhile we are performing the walk-through, your JS Realty Agent will be checking off all items on the home inspection list that the Seller agreed to remedy. One by one we make sure those issues are taken care of, and when applicable, have a written and paid receipt from the contractor that performed the work.

Also at this time, your JS Realty Agent will review with you the regular maintenance items – such as where your furnace filters go, and where your outside water spigot shut off valves are located. The main water valve that shuts off water to the entire home is another component that all Buyers need to be aware of in case of a leak in the home.
