Not long ago, we received a referral for a young lady (let’s call her “Anne”), that had decided to sell her home.  We scheduled an appointment to meet with Anne at her home. We arrived prepared to explain our comprehensive marketing plan and to review exactly how the market was performing in Anne’s area. The first thing we did was take a tour of the home. During the tour, Anne told us what she was planning to do to her home to get it ready for the market. paint jsrealty4u js realty team sellingShe had a good grasp on what needed to be done and we were able to give her some additional ideas that we know will help the home show its best.

JS Realty Contract PaperAt this point, Anne was very pleased with our advice and marketing plan, so we moved on to explain the “Exclusive Right to List” listing agreement. This contract between the JS Realty Team and the seller gives us the right to sell their home and represent them. The very next day, Anne signed on with us and became a client of The JS Realty Team @ Samson Properties.

Our next step was to install a FOR SALE sign with a “Coming Soon” rider to start creating a buzz through the neighborhood that a home was about to enter the market. Anne worked on the items to get the home ready for market, while we kept a close eye on the activity in the neighborhood and started our preparations for listing the home for sale.

When we received the images from the photographer, we set out to build the listing, web sites, take room measurements, film a YouTube video, and create brochures, then roll out our extensive social media campaign. And that’s just part of the many facets of our marketing program. We suggested that the home “go live” on the market on a Thursday evening, so when Realtors and buyers who were searching for homes in Anne’s neighborhood woke up Friday morning, our new listing would be live and complete for them to view.

In addition, an Open House was scheduled for the first Sunday that the home went on the market. Anne’s home generated a lot of interest right from the start, and we had multiple showings that Friday & Saturday, along with over 20 groups throughout the Open House on Sunday. On Monday we received an offer, and after discussing the offer with Anne, we devised a strategy to get the contract ratified. After negotiating with the buyer’s Agent, we were able to facilitate an agreement that both the buyer and Anne were happy with.

JS Realty Checklist Inspection ReportOnce the contract is ratified, our job turns to getting the contingencies closed. These included home inspection, radon, HOA disclosure packet, appraisal and financing. This is a very important step in the transaction and we take the contract deadlines very seriously to protect our clients.

MULTIPLE CONTRACT NEGOTIATION

Great job! You presented your home in great fashion and priced it correctly, so now you have multiple offers on your home. But how do you decide which contract to ratify? Obviously, price is a major factor, but it’s not the only factor you should consider. Financing, contingencies, rent backs, settlement dates and conveyances are other items you need to consider before deciding on which offer to work with.JS Realty working on computer contract

Your Real Estate Agent will guide you through negotiating the best terms and conditions possible. At JS Realty we use a spreadsheet that lists all the important, negotiable components of the offers side-by-side to make it easier to compare offers. Start with your highest offer and work your way through the other elements of the contract. This is the time you have the most leverage in your negotiations, so use it wisely!

Following is a list of the other components of the contract that you should review closely with your Real Estate Agent:

Buyer’s Financing – is the offer a conventional loan or is it a government backed JS Realty Calculating Money Finance contractloan such as an FHA or VA? Conventional loans tend to have less stringent home inspection and appraisal requirements.

Home Inspection Contingency – if an offer has no home inspection or if the home inspection is for informational purposes only, that could save you (the Seller) money on repair costs.

Settlement Date – if you would benefit from a rent-back now is the time to put JS Realty calendar close upthat in place. Sometimes we are able to negotiate a free rent back in multiple offer scenarios, which gives you the freedom to make your move easier and less stressful.

Appraisal Contingency – this can be the hardest contingency to get waived, but in some multiple contract situations we have been successful in getting the appraisal contingency waived.

Contingency Timelines – you will want to shorten the timelines for home JS Realty Checkboxinspections and any other inspections to as short as possible. The job of your Real Estate Agent is to get all of the contingencies in the contract released as soon as possible. Appraisal & financing contingencies are difficult to shorten too much, because you are relying on 3rd parties to do their job, so therefore you have less control.

Remember: this is when you hold the most leverage of any time during your transaction, so make it work for you!

Why should you care? You are about to embark on a transaction that involves more than 15 professionals (and their staff) to help get you to the settlement table. Coordinating and managing these professionals is a job in and of itself. The number of transactions a Realtor has completed = knowledge of the market place and ability to create successful sales. For example: A 15 year agent has participated in 25 transactions during their career, but a 5 year agent has participated in 75 transaction during their career. It’s the transactions that create the experience, not necessarily the years of service.

2. Are you a full time Agent? The level of service and communication you receive is key. Hiring a Realtor that is committed to the job as a full time venture, should be at the top of your list. Most of the professionals involved in the transaction work M-F, 9am to 5pm. Your Realtor will need to be able to communicate and coordinate with these professionals to provide you the highest level of service and simplify what is needed from you. If an agent is only able to help you on their lunch break or after they are done with their other job, things can easily get out of control or fall through the cracks. You deserve the commitment and attention a full time Realtor can provide.

3. How will you communicate with me? To paint or not to paint? This is a very popular question – we get this question almost every time we meet with sellers. Get started by taking a look around to evaluate your home. You have one chance to make a first impression and it really needs to count. From the number of active homes on the market to the number of homes sold so far this year, the JS Realty Team will keep you updated on the Ashburn Real Estate market.

As of April 5, 2015 there are currently 473 homes on the market in Ashburn Virginia. Ranging from a 2 bedroom, 1 bath condo listed for $182,900 to a gorgeous home sitting on over 11 acres that boasts over 8,000 finished square feet of living space for $2,499,990. The median list price is $515,000 – which is slightly above the median list price for Loudoun County ($500,000).

So far in 2015, Ashburn Virginia has real estate market graph increaseseen a pretty steady pace of sales with 280 homes sold.
